Topic:  Rural Development Financing for New Homebuyers

  • Relevance:  Let’s face it – the current housing market clearly leans towards low-income and/or 1st time homebuyers.  With conventional and construction financing options becoming more and more difficult to obtain, Rural Development programs are precisely what many homebuyers need in order to move ahead with the purchase of a new home. 

    Unfortunately Rural Development financing (particularly RD Direct) is viewed by many as cumbersome and not worth the effort.  That couldn’t be further from the truth.  Come to the meeting to learn more about the RD programs available directly from the RD Housing Programs Director.  Getting a handle on RD financing is guaranteed to open new doors for you and your buyers, helping your clients to purchase their dream home while making your business more profitable in the process.  Win/win!

1) Modular & MUBEC (1 Hour):  the new MUBEC (Maine Uniform Building & Energy Code) is in effect.  Does your business know how to comply with the new code?  What exemptions do we receive as modular builders/manufacturers?  Please plan to attend this informative course to ensure that your business is not only compliant with MUBEC, but to also ensure that you do not unwittingly adhere to code provisions that do not apply to modular homes.

2) SAFE Act, Builder Financing, & Mechanic’s Liens (1 Hour):

The SAFE Mortgage Licensing Act, implemented by the Department of Housing & Urban Development, is designed to enhance consumer protection and reduce fraud by encouraging states to establish minimum standards for the licensing and registration of state-licensed mortgage loan originators and to establish and maintain a nationwide mortgage licensing system and registry for the residential mortgage industry.  Did you know that builders who place a private mortgage (a.k.a. mortgage deed) on a homebuyer’s property can be considered a mortgage loan originator and therefore obligated to comply with the SAFE Act requirements (i.e. continuing education classes, exams, and licensing)? While this may not have been the original intent of the legislation, it is the reality we now face.  

Aside from following the SAFE Act requirements to be a mortgage loan originator, what options do you have to operate your business in a legally compliant manner while still managing to protect your financial interests?  The answer may lie in a simple tool:  a mechanic’s lien.  Learn how you can add this “tool” to your business toolbox.  Not only that, learn how a mechanic’s lien could prove to be a safer, better alternative to mortgage deeds, with the added benefit of not needing to adhere to the SAFE Act constraints.  Proper use of mechanic’s liens could also be of great benefits to any trade in the construction industry.  Please plan to attend this informative class to learn more.
